Wicker Park Landmark Residence

ABOUT THIS PROJECT

Located in Wicker Park’s Milwaukee Avenue Historic District, this building is included in the National Register of Historic Places. This district is widely known as one of the finest historic commercial streets in Chicago. It began as an early trade route and has played an important role in Chicago’s economic development. Waves of immigration and shifting ethnic populations in the Milwaukee Avenue District convey important themes of the city’s social history.

 

The Milwaukee Avenue District retains a solid and exceptional group of historic neighborhood commercial buildings, with a broad range of architectural styles from the late-nineteenth through the early-twentieth centuries–and our project is no exception. This multi-use building maintains its original use including commercial space at street level and the dream of a luxury home on the second.

This building has been actively serving the Wicker Park community for almost 150 years and, unfortunately, had become worse from the wear. In addition to the historical restoration of Landmark features such as the original tin ceiling, one of the primary goals of this project is the reinforcement of the structure in order to provide another century of productive use. Following an extensive façade restoration designed by Kuklinski+Rappe, Integro partnered with 34-Ten Architecture to transform the interior spaces and re-build the structure.

 

Starting with the foundations, our scope involves structural masonry work, the complete replacement of original roof trusses and floor joists, the installation of new utility systems, windows, and exterior cladding. The interior design features a sleek, contemporary aesthetic including interior courtyards flanked with black steel operable doors opening into the open living areas, clerestory windows, a master suite including a European wet room, two additional bathrooms, custom fabricated millwork and stone, extensive tile installations, hardwood flooring throughout, and the inspired minimalism which can only be achieved through exceptional craftsmanship.
